You can get a wall mounted heating unit for $300 – 800. I’m not a professional but with every addition I’ve seen first hand an opening is cut and trimmed out like you would with a door or window. You don’t want the opening to be too wide so and I’m gonna have to say that opening up 1/3 of the home’s length will create some serious structural integrity issues on the home.
Fasten or “marry” each section together per manufacturer’s instructions and HUD codes. The manufacturer’s installation manual trumps all other codes. By law, each manufacturer must hand over detailed installation requirements for every make and model of home. The requirements should meet all HUD standards but are usually much more detailed and will have higher regulations that your installation crew must follow. Your manufacturer’s warranty may be voided unless the installation follows the manufacturer’s manual to the letter.
Local laws
These things aren’t common knowledge and it’s not easy to find information online when you’re looking up things. And don’t fret yet, the garage may just look attached. As long as it sits on its own foundation and isn’t using the home for support it could be perfectly fine. You can still have a doorway straight into the home and you can still have it ‘attached’ and it not be an issue – its all about where the addition is getting its structural integrity from. For the entryway, you can butt the addition’s subfloor right against the home’s subfloor, and then floor covering will go over that making it all look cohesive. The basic concept of mobile home additions is to keep the addition separate from the home, while still allowing a connection that is weatherproof and leak proof.
You should have no issues building a separate garage with a second story beside your manufactured home assuming it meets your local codes. An addition with a full roof over onIt is independently supported, has wired smoke detectors, an exit, sits on an 18″ grade, and is built with pressure-treated wood. It may not be great looking but it had what it needed to pass its inspections and current codes are not lax at all. The graphic below is based on a graphic found on Mobile Home Repair that shows a concept for sealing a mobile home addition. The top drawing shows a cap built on the home and a piece of wide weatherstripping folded over to make a bulb shape and screwed into a board on the top edge of the addition.
Vinyl Tiles or Linoleum Flooring
That means that, when you put your mobile home in a yard, it needs to be able to have proper access to working water and septic systems. You can buy in a park or buy land to put your home on. Before you sign anything, meet with the installers and conduct a final walk through of the home.
However, they may be able to offer helpful suggestions as a result of their own experience. If you’re looking to get a feel for the type of things zoning requirements may regulate, here’s a little something to get you started. Please note that the author quoted here is generally talking about North Carolina.
You can buy in a park or buy land to put your home on.

If you are a gardener, you might like the idea of placing your home on vacant land. You may want to consider whether fire and emergency services are provided to the location of your land.
With all the flooring options for mobile homes, It’s a wonder anyone ever narrows their choices down. If you are anything like me, you’re going to change your mind several times, especially if one of my choices goes on sale. I’ve seen some decks built above a couple flat-roofed mobile homes. They are really neat but the decks are not attached to the home structurally, they have their own footers that hold and distribute the entire weight of the deck down to the ground. So really, not only will I be opening up the 6 foot slider door hole, but removing the whole exterior wall next to it that runs to that bump out.
Plus moving a house creates all kinds of problems, so this also helps to eliminate cracking of dry wall compound in said joints. If the mobile home is to be relocated, the owner, rental agent, or person in possession, prior to relocation, shall obtain a moving permit from the licensing agent. Companies manufacture single-wide mobile homes with a narrower frame. Inside, they manufacture rooms that are usually connected to each other rather than separated by hallways. In today’s high-priced housing market, mobile homes have caught the eye of younger millennial homebuyers since they’re a much more affordable alternative to traditional houses.
I’ve seen decks added over single wides in FL and SC that had that kind of framed structure and they all apparently passed code. Something like that would definitely need to have its own support structure but as long as it spanned over and around the manufactured home, I don’t see why it couldn’t be done. I’ve seen manufactured homes jacked up so high it acted as the second story so if that’s possible I’m sure the other way is as well.
She could just move through the rooms and not be restricted by a narrow hallway. I’ve had a vision in my head about bringing in another single wide and attaching it to ours. You stress not to attach additions to a mobile but he is saying it was attached. The reason the gap is there, is bc the block wall is not supporting the mobile home in any way and merely used as an underpinning. Depending on the gap size, you can either use backer rod and caulk it if it’s under 1″, or use the same material that the siding is and just add to the bottom to cover the gap.
I’m so glad you said that, I also live in a mobile home, and am very proud of myself that i could buy it. There are some great ideas and things to with our homes. I’d love to hear of things i could do with my house. Susan, I whole-heartedly agree – but it’s hard to get across my point without using terms that most folks use every day.
However, that doesn’t mean you’re completely out of luck. Some mobile homes can safely have solar installed; it all depends on your local building codes as well as the structure of your home. And if it ends up that you really can’t have solar on your roof, maybe you’ve got another area of your property where you can install solar panels.
Pitfalls of Buying Raw Land
Grading the land and preparing a pathway for delivery of the manufactured home, and making sure there are no roadway obstacles to delivering the home sections is your responsibility. Confirm that no move-in or move-out fees will be charged before installing the mobile home. When you need to choose new window treatments, you might find yourself overwhelmed by all the options. Some you may have never even seen or heard of before. To cover 100% of your annual energy usage, you’d need a 6.5kW installation . Zoning - Mobile homes are excluded by zoning restriction from many areas.
Isnt there anything that works beside a floating floor in these homes.? Trying to remove old carpet, which is partly gone since we already removed a fireplace and closet. Usually only your exterior/perimeter walls are ‘load bearing’ in single wides so you should be fine.
